III. Thị trường bất động sản

Ông Adam Bury, Phó giám đốc Bộ phận thị trường vốn (CBRE Vietnam) Ba quý đầu năm 2013, thị trường bất động sản đã chứng kiến các hoạt động mua bán và sáp nhập (M&A) mạnh mẽ với 14 thương vụ thành công với tổng giá trị trên 675 triệu USD. Trong hoạt động môi giới giao dịch bất động sản hiện nay có tình trạng các công ty, sàn giao dịch có đủ điều kiện hành nghề theo quy định của luật pháp vẫn phải hoạt động song hành với các đơn vị, cá nhân hoạt động môi giới không đủ điều kiện, không giấy phép, chứng chỉ hành nghề. Ảnh: Nguồn Internet Trong thời gian gần đây có một số chuyên gia cho rằng tử huyệt bất động sản chính là niềm tin rồi mạnh dạn phát biểu “Đề xuất quan trọng nhất của tôi là phục hồi lòng tin” Tuy nhiên, thực tế thì bất động sản đang đối mặt với rất nhiều vấn đề có tính chất nền tảng. Không khó để tìm thấy một căn nhà cấp bốn ở một quận ngoại thành khoảng 30m2 nhưng được được rao bán với giá bán từ 9 con số trở lên, tính ra mỗi m2 đất lên đến trên 30 triệu đồng.

Nếu căn cứ con số này thì mỗi ngày chỉ có khoảng 15 giao dịch qua SGDBĐS trên cả nước. Như vậy, luồng tiền vào chứng khoán không những không tăng mà có nguy cơ giảm đi. Giá bất động sản không giảm đi mà ngày một tăng cao hơn khiến cho những người có nhu cầu thực về nhà ở rất khó và không đủ điều kiện để tiếp cận. Những tháng còn lại, nguồn cung thị trường bất động sản sẽ được cải thiện đáng kể, đặc biệt tại phân khúc nhà ở xã hội. Tuy nhiên, chúng tôi đã có nhiều phương án đảm bảo nguồn vốn thực hiện Dự án. Các chủ đầu tư xây dựng, các dự án bất động sản cùng các nhà thầu.
